Design consultation. A designer walks the property, looks at how the house sits and what any existing structure can carry, and talks through how you want to use the space. We design to the budget you have rather than quoting a number off a square-foot chart.
Design. To-scale, photorealistic drawings. On many projects we adjust them live with you on a video call — move a stair, vault a ceiling, swap a railing — and you see the result right away. Design contracts are available for homeowners who want the full design process before committing to construction.
Permits. We file in Fairfax, Loudoun, Arlington, Prince William, Alexandria, and the towns of Vienna and Herndon and the city of Leesburg. Fairfax is the fastest; Prince William and Alexandria are the slowest. Where there's an HOA, we prepare the full documentation package for you to submit.
Build. Crews arrive between 7:30 and 8:00 and work until 4:00 or 5:00, year-round, including winter. A deck takes at least two weeks on site, a screened porch four to six, and a full backyard remodel can run about three months.
Walkthrough and warranty. We go through the finished work with you. One year on workmanship; materials carry manufacturer warranties from ten years to lifetime, and because of our Platinum and Gold status, TimberTech and Trex cover the labor on defective boards for five to twelve years.
Decks, screened porches, three season rooms, pavilions, pergolas, patios, and outdoor kitchens — and most often several of those designed together as one backyard. Whitmer Decks has built in Northern Virginia since 2004.
Fairfax, Loudoun, Arlington, and Prince William Counties and the City of Alexandria, including Vienna, Herndon, Leesburg, Burke, McLean, Falls Church, Manassas, and Ashburn. Permits are filed in all of them.
Start with the problem. A pergola filters sun; a pavilion blocks it and keeps rain off. A screened porch adds bug protection; a three season room adds window panels for pollen season and cool evenings. A patio is the ground-level option and usually costs less than a deck. A deck makes sense when the main floor sits well above the yard. Many projects combine two or three.
No. The same 16-by-14 porch can cost $40,000 or $120,000 depending on roof, materials, railing, and the site, so a published range would be wrong for most projects. A designer visits the property and designs to the homeowner's budget.
A deck takes at least two weeks on site, a screened porch four to six weeks, and a full backyard remodel about three months. Start dates depend on the season and the county's permit backlog. Whitmer Decks builds year-round, including winter.
Yes. Whitmer Decks builds year-round. The idea that deck builders stop in December is one of the most common misconceptions homeowners have.
A core crew of full-time Whitmer Decks carpenters, plus a small circle of specialist subcontractors — electricians, gas, and a few framing and finish crews — handpicked and worked with for years.
TimberTech and Trex composite and PVC (Whitmer Decks is TimberTech Pro Platinum and TrexPro Gold), tropical hardwoods such as tigerwood, garapa, red balau, massaranduba, and teak, Moso bamboo decking, aluminum railing, Camo hidden fasteners, and Pergolux and StruXure pergola systems.
Whitmer Decks files county and town permits for every project that needs one. HOA approval is separate; Whitmer Decks prepares the full documentation package for the homeowner to submit.
