

Screened Porch and Deck in Northern Virginia
This project was a 14×14 screened porch added onto the back of the house with a small deck and stair tie-in. The goal was to make it feel original to the home and give them a space they’d actually spend time in, not something that looks good for photos and then sits empty.
We see this a lot in Loudoun, Fairfax, Arlington, McLean, Vienna, and Great Falls. People want a porch, but what they really want is somewhere comfortable they can use most of the year without dealing with bugs or constant upkeep.
14×14 Porch Addition
The footprint is simple, but the way it ties into the house is what matters. Rooflines line up, proportions make sense, and it doesn’t feel like something that got added later.
Moso Bamboo Thermo Tongue & Groove Floor
We used Moso Bamboo on the floor instead of a standard porch board or composite.
It’s a much harder material than typical hardwoods, so it doesn’t wear the same way over time. The thermal treatment process makes it more stable and better suited for exterior use, especially in a climate like Northern Virginia where you’re dealing with humidity, heat, and cold swings.
It also handles moisture and insects better than standard wood, which is usually where porch floors start to fail.
From a finish standpoint, it’s just a better look. The boards sit tight, the surface is solid, and it doesn’t feel hollow when you walk on it. It’s one of those upgrades people don’t always know about, but once they see it, it’s hard to go back to something else.
Trex Select Railing
We kept the railing black with Trex Select. It’s clean, doesn’t require maintenance, and works with just about any house style without standing out too much.
Versatex PVC Trim
All trim is Versatex PVC. It won’t rot, doesn’t move around, and doesn’t need to be maintained. This is what we use on pretty much all porch builds at this level.
TimberTech Terrain Decking (Outside the Porch)
Right outside the porch, we added a small deck area using TimberTech Terrain. It gives them a transition space and keeps everything consistent from a maintenance standpoint.
Stairs and Lighting
The stairs were rebuilt with integrated step lighting. It’s low profile but makes the space usable at night without being overly bright.
Brick Repair and Egress Area
The existing brick at the egress was in rough shape, so that was repaired and cleaned up. We added Trex Signature railing on top so it ties in with the rest of the project instead of looking like a leftover piece.
It fits the house, plain and simple.
The materials were picked so nothing becomes a problem later. The layout makes sense when you’re actually using it. And the finishes are clean enough that it doesn’t draw attention for the wrong reasons.
It’s the kind of space that gets used every day, which is really what most people are after when they start looking for a screened porch builder in Northern Virginia.
