The framing of the house did not give the required support to attach the deck to the house, but we were able to strengthen the house in order to not have to put in a rear beam. This was a little more work, but resulted in a much cleaner look. The privacy walls were the final touch to make the deck a little more intimate and enjoyable.

The answer was a composite deck that was broken into two levels to work into the grade of the yard. The upper portion was low enough to allow for a bench in lieu of a rail. The two sets of stairs allow for easy access to the yard. Lights on the rail and under the bench accent this deck, and make it just as stunning in the night as it is in the day.

After inspecting the screened porch we discovered that the beam structure used to hold it up was very inadequate. There was a single 6x6 used as a beam with 2 foot cantilevers on each end. This is not strong enough to support the load and we were very surprised that it had not failed already. We built a temporary wall to hold up the screened porch and replaced the single 6x6 beam with a triple 2x12. We also added 2 additional footings only the load lines under the side walls to take some of the load off of the house and the beam. It is there to stay now. The deck was replaced with a composite deck and the screened porch was re-screened and trimmed out with white PVC trim. What a great new look, and it is now safe.

The design is very open from the deck and flows well to the backyard.

What a nice fit to the house. We took a look at other screened porches in the neighborhood and they all stayed within the limits of the two story back wall of the house from the bay window to the garage. We decide that was cramping the design too much and decided to break out of the box and extend onto the garage wall. This made the roof lines a little more complicated, but also a little more interesting. It also allowed us to create a 16’x16’ screened porch which suited the owners needs and wants perfectly. What a great job!

Because the grade level was so close to the ground the design we came up with was to pour a small patio just outside the door and have a single step up onto the deck surface. This was the best option and it worked out wonderfully.

The deck was stepped down in order to allow for a bench along the outer edge in lieu of a rail. A solid wall was used to hide the sight and sound of the AC unit. A bar top was added to the AC wall. This deck also features lighting, both under the bench and under the bar. What a fantastic fit.

Flush mount LED lighting was added to the steps for safety as well as eye appeal.

A space for the hot tub, a screened area to hide from the bugs and of course a large open deck for lounging and dining. There were some obstacles to work around. Many trees and we wanted hide the heat pump both visually and audibly, while still allowing access to it and the hose bib located just behind it. In the end the entire thing turned out great and was a perfect fit for the house and the backyard.

We also replace the entire fence including a 3 foot gate.

A area under the deck was to be used for storage so we skirted in one section and put edging under the entire thing and added gravel. The result speaks for itself.

All of these things together combined with custom building on-site make for a shed that stands apart from the rest. The overhang on the roof really helps to protect the sides of the shed from weathering. You can see from the photos that the shed fit the space nicely.

Moving the fence provided the needed space to build the stairs and the deck that they really wanted.

After a couple of iterations of the design we settled on a deck screened porch combination that will serve the owners well. The bugs are bad on this wooded lot so they really wanted a screened porch that would accommodate the large family gatherings that they typically have. The result is a new outdoor living space that fits in with the house and the surroundings perfectly. - The main view from inside the house, down the valley was preserved. - A good sized screened porch was constructed for the family. - Composite material was used on the outer deck to minimize maintenance. - A set of stairs were added that could be more easily used than the existing spirals. This really helped connect the back yard to the rest of the property. - Gates were used throughout to make it safe for visiting grandchildren. This was a challenging project, but also a fun and interesting on. The owners were an absolute joy to work with. I see many years of enjoyment for them and their extensive family on their new outdoor living space. Enjoy Cliff Whitmer

We designed a deck that maximized the use of the backyard, building to the required property line setback on one side and the rear and up to the walk-up stairs from the basement on the other side. Because the deck was so visible from the road the owner really wanted to make a statement with their deck. They used Redwood Evergrain composite for the decking, Premier white railing and wrapped the outer band in Azek PVC trim board. They also elected to have edging and railing installed under the deck since it was also very visible. The result is fantastic looking and ultra low maintenance.

This new deck features metal rail balusters to open the view. More importantly the owners can now have a party on their new deck, with lots of people, without worrying about the deck.

A landing helped break up what would have been a long straight set of stairs. This also helped to direct the traffic pattern towards the walkout basement.
